Welcome to Victoria Gardens, a student accommodation destination committed to providing students with a comfortable, safe and supportive living environment during their academic journey. We invite prospective students to apply for accommodation for the 2027 academic year.
Your home while you study
Find your room at Victoria Gardens
Choose a Standard Single Room, Single En-Suite Room or Single Sharing Room, for the full year or a single semester. Funding is through NSFAS or a bursary.
Limited availability: only a few single en-suite rooms are available.
Your preference does not guarantee a room. Final allocation is subject to availability and management confirmation.

Apply early — accommodation is subject to availability. Submitting an application does not automatically guarantee a room. Applications are subject to review and confirmation by management.
Fees and enquiries
Accommodation fees are based on the applicable 2027 NSFAS accommodation allowance. Refundable payments total R2,000 (key fee and security deposit). Cash payments are not accepted.

We understand that not every applicant may successfully secure a room at Victoria Gardens. However, we can still help you find alternative accommodation.
